Project Overview

Pro Active Property approached Powertech Energy for the Taminga project to address significant energy challenges inherent to a diverse, multi-tenant commercial site. The property housed a variety of tenants, including retail businesses, manufacturing units, warehousing facilities, and a large cold storage operation, each with unique energy profiles and requirements. The need for an advanced, bespoke solution that could provide efficient energy distribution, regulatory compliance, and potential for future scalability was evident.

Powertech Energy was chosen for their extensive experience in designing and implementing solar and battery storage systems. Their reputation for integrating innovative Battery Energy Storage Systems (BESS), sophisticated Energy Management Systems (EMS), and reliable energy solutions made them the ideal partner to tackle such a complex project.

Key Challenges

The Taminga project presented several challenges that required specialised solutions:

  • Multiple Tenancies and Energy Profiles: The range of energy requirements from tenants, including a high-consumption cold storage facility, created a complex energy landscape. This required a system capable of balancing and allocating energy efficiently across varying consumption levels.
  • Complex Site Infrastructure: The multi-roof design and distributed electrical points posed challenges for creating a cohesive, behind-the-meter solar and battery solution. Coordinating the energy flow across these different sections demanded precise planning and advanced engineering.
  • Regulatory Compliance and Future-Proofing: Ensuring the project met all local regulations was essential, alongside building in the capability for future system expansions or upgrades. This included making provisions for potential growth in energy demand and integrating new technologies as needed.

Tailored Solution

To address these challenges, Powertech Energy developed a comprehensive and custom-tailored solution:

  • 545kWp Solar Energy System: This system was strategically installed across the Taminga site’s various rooftops, optimised for different roof orientations to maximise solar energy capture.
  • 1.2MWh Containerised Battery Energy Storage System (BESS): Paired with an advanced EMS, the BESS provided efficient energy distribution, reduced reliance on grid energy during peak times, and contributed to significant cost savings.
  • Integrated Energy Management: The EMS worked alongside a Battery Management System (BMS) and a Power Conversion System (PCS) to adapt to the site’s diverse energy loads and seamlessly manage energy flow. This helped reduce grid draw during peak periods and stabilise energy bills for tenants.
  • Remote Monitoring and Control: Powertech Energy equipped the system with an intuitive interface for real-time monitoring of solar PV strings, battery storage, and inverters. This ensured effective offsite management, proactive maintenance, and long-term system reliability.
  • Tailored Energy Billing Model: Powertech Energy implemented a system where landlords could pass on energy costs transparently to tenants, billing them based on actual usage. This not only provided transparency but also created a new income stream for the property owners.
  • Optimised Energy Retail Setup: The setup allowed Pro Active Property to achieve maximum returns on their BESS investment through strategic market exposure, further enhancing the financial viability of the project.
